Hudson was established in 1783 by whalers looking for a safe inland harbor for their fleets. Now it’s a place where chefs and artists gather, and folks from Brooklyn desire to live. Its buildings are historic and special — more than 75% of them are on the National Register of Historic Places. Visitors walking down the mile-long Warren Street will find a more modern part of town, peppered with art galleries and restaurants.

Kingston was the first capital of New York State. It’s a place where old stone buildings from the colonial era mingle with parks by the water and festival-goers who attend various annual events. Metro-North’s Hudson, Harlem and New Haven lines connect major towns directly to New York City. Amtrak services the northern region of Rhinecliff and Hudson. Drivers rely on I-87, Route 9, and the Taconic State Parkway. The Empire State Trail, stretching nearly 750 miles across New York, offers cyclists a scenic route to travel between towns. 

What It Costs to Live Here

While rents in the Hudson Valley exceed the U.S. average, they pale in comparison with costs in New York City.

On average, a one-bedroom apartment in Hudson will cost $1,757 per month, according to Apartments.com. The U.S. average is $1,662, while a one-bedroom in Brooklyn will exceed $3,000, and a Manhattan apartment will average $1,000 more than Brooklyn a month, according to Apartments.com.

The cost of homes in the Hudson Valley vary depending on the location. Kingston in Ulster County and Newburgh in Orange County, for example, have median prices in the $300,000 to $375,000 range.

In May, Hudson’s median home sales price was $694,085, Beacon’s was $577,155  and Kingston was $375,525, according to Redfin.

Other areas like Rhinebeck in Dutchess County and Cold Spring in Putnam County are much higher, often exceeding $750,000 and even reaching into the millions for properties with river views and historic architecture. On average, the Westchester County housing market is the highest in the Hudson Valley, with a median home sales price of $867,398 in May, according to Redfin.

 

Public Schools That Deliver

There are many educational options in the Hudson Valley region. Rhinebeck Central School District posted an English Language Arts proficiency rate of 63% in 2023, surpassing New York’s statewide average of 39%, according to NYSED. Irvington Union Free School District in Westchester has a 100% graduation rate and ranks in the top ten public school districts in the state. New Paltz Central maintains an 11:1 student-to-teacher ratio, well below the state average.
